Additional Inspections:

Phased Inspections – A new construction home can be inspected during the build process. These types of inspections are known as Phased Inspections. These inspections occur at different phases of the build process. There are 3 typical inspections – foundation, pre-drywall, and final inspection. The first two help identify mistakes prior to being covered by the drywall inside the home and the exterior wall coverings. These are essential inspections for clients building a home to identify mistakes and get them corrected before moving to the next stage of the build process.

Pool & spa inspections - Following the certification from the National Swimming Pool Foundation, an inspection of the pool and spa will check safety, installation, structure, electrical, plumbing, and operation of pools and spas. Both standard and salt water pools are included and the differences in equipment operation. Lastly, safety is paramount in the operation and use of pools & spas and should always be inspected.

Thermal Camera Inspections - This inspection uses an infrared camera from FLIR to check the interior or exterior of the property. The camera is useful in detecting electrical deficiencies, leaks in the heating and cooling system, missing or thin insulation in walls and ceilings, and water leaks. The camera provides images in a wavelength of light humans cannot see and is a valuable tool.

Wood Destroying Insects (WDI) - This inspection checks for 4 classes of insects - carpenter ants, carpenter bees, carpenter beetles, and termites. In the Houston area, this can be subterranean types or the drywood termite species. The purpose of the inspection is the identification of active infestations, evidence of previous infestations, or conditions that favor the establishment of nests/colonies.

Foundaiton Level Inspection - No foundation is ever level, however, a homes foundation can move up or down depending on environmental conditions. It is very important to control water around the foundation of the home in Houston. This inspection checks for movement of the foundation in a structure and can help identify if an issue with the foundation may be occuring.

Draft Inspections - Often, structures are subject to remodeling. Lenders will create loans for clients that may involve substantial amounts of money to make repairs. The lender will release funds based on the work completed. A draft inspection is a method for lenders to document the completion of the work prior to releasing funds to the client.
