What does your inspection cover?
Inspection follows the Standards of Practice (SOP) as the minimum standard for a home inspection. Inspectors are allowed inspect to a higher level than the SOP if the inspector has training, certification, or experience. I inspect to a higher level, checking grading & drainage, foundation, garages, exterior coverings, windows, doors, roof covering, attic structure, insulation, floors, ceilings, walls, plumbing, electrical, HVAC, and appliances

Do you offer repairs or improvements based on the inspection?
No. Inspectors are required to report on what is seen related to the condition, not the cause, or repairs. We do make recommendations on safety related issues that affect occupants or the health of the home.

How long will the inspection take?
It depends on the size of the home. On average, a 2,500 sq ft home takes about 2.5 hours. Larger homes take more time, smaller homes usually take less.

Will I be able to attend the inspection?
Absolutely! I do recommend clients come at the end of the inspection. This allows me to focus on the inspection.
