Startling Builder Mistake: Missing Water Barrier and Exposed Wood Found In New Construction Home
Hey everyone, Eric Christie, back with another video from Boxer Inspections! Today, I want to show and item I saw while I am out in the field performing property inspections. A lot of people assume that buying a new construction home means everything will be absolutely perfect and ready for move-in. Unfortunately, as I demonstrate in today’s video, that is rarely the case. Even when a house is freshly built, I always recommend a thorough final inspection to ensure no significant deficiencies are left outstanding at closing. I find issues on new builds all the time, and today was a great example.
During my final inspection on this newly constructed property, I uncovered a concerning detail that the average homebuyer would almost certainly walk right past. The main problem area I highlight in this video is located right at the exterior interface where the home's brick exterior and the siding come together. When I point my camera and look closely inside this narrow, easily missed transition space, a major oversight is quickly revealed. If you look inside that gap with me, you can clearly see the wood framing of the house sitting entirely exposed to the elements.
Finding exposed wood framing in any area represents a significant construction error. That particular section of wood absolutely should have been fully covered and protected with a proper water-resistant barrier during the initial building process. Sadly, the construction crew left out that vital protective layer. Because the contractors failed to install the required water-resistant barrier, this detail is simply not correct. To make matters worse, now that the exterior brick and siding have been fully installed, we cannot easily get into that space to fix the exposed wood framing. It is completely trapped behind the exterior finishes.
Unfortunately, that missing water-resistant barrier was not the only problem I found on this house. As I continued to evaluate the exterior walls, I noticed additional unexplained openings present in the brickwork. Furthermore, when I scanned down toward the bottom of the structure, the overall quality of the brickwork itself was questionable and poorly executed. Because this work is clearly incorrect, all of these specific issues will be reported as deficient in my final inspection report.
